Ridgeview Commercial Centre

A modern commercial development planned to accommodate retail and professional office spaces.

Concept project. This is a fictional example created to demonstrate how Summit Build & Design presents its work. It does not describe a completed building or a real client commission.

Project overview

Ridgeview is a concept for a mid-sized commercial centre on a main road in Nakuru. Ground-floor retail units face the street, with flexible office floors above that can be let as whole floors or subdivided.

The project brief focused on practical tenant spaces, clear circulation, and a building that is economical to run and maintain.

Design objectives

  • Provide street-facing retail with good visibility and simple shopfront fit-out
  • Create office floors that can be let whole or subdivided without major alteration
  • Plan parking, deliveries and pedestrian access so they do not conflict
  • Keep long-term maintenance and running costs in view from the start

Key considerations

  • A sloping plot, which allows parking to sit partly below street level
  • Separate entrances and service routes for retail and office tenants
  • Natural ventilation and daylight to office floors to limit running costs
  • Phasing so the retail units could open before the upper floors are complete

  • Coordination with the design and engineering consultants
  • Earthworks, substructure and reinforced concrete frame
  • Facade, roofing and external works
  • Shell-and-core fit-out for retail and office floors
  • Programme and cost reporting for the developer

Project approach

  1. 01

    Resolve before building

    Consultant drawings were reviewed together before tender so structure, services and architecture agreed with each other, reducing change on site.

  2. 02

    Plan the site, not just the building

    Crane positions, delivery routes and material storage were planned around a busy road frontage, keeping the public pavement safe.

  3. 03

    Report in milestones

    Progress was reported against milestones that the developer and lender could track easily, with photographs and a short written summary.
