Lavington House Extension

An extension and internal reconfiguration that opens a 1990s family house to its garden.

Concept project. This is a fictional example created to demonstrate how Summit Build & Design presents its work. It does not describe a completed building or a real client commission.

Two-storey house with a white rendered upper floor, a timber-clad volume and a new front garden

Project overview

This concept project explores how an existing family house can be extended rather than replaced. A new garden-facing volume adds space for a kitchen and family room, while the original ground floor is reorganised around it.

Design objectives

  • Add living space without overwhelming the original house
  • Create a stronger connection between the kitchen and the garden
  • Improve daylight and circulation through the ground floor

Key considerations

  • Tying the new structure into the existing foundations and walls
  • Keeping the family in the house during part of the works
  • Matching or deliberately contrasting new materials with the original
Open-plan kitchen and living area with timber wall panelling and sliding doors to the garden
The new ground floor connects kitchen, dining and living spaces.
Living room with an open timber staircase and large windows
A new open stair replaces an enclosed stairwell.
Bright sitting room with a gallery wall, plants and leather sofa beside tall windows

Scope of work

  • Measured survey and design
  • Ground-floor extension
  • Internal reconfiguration and new stair
  • Kitchen, joinery and finishes

Project approach

  1. 01

    Investigate first

Opening-up works and a structural check of the existing walls were planned before final pricing, so the extension could be designed with confidence.
